The unusual detail is the position of the open recreation deck. It is on the 36th floor, which puts it between the penthouses on the 34th and 35th and those on the 37th, 38th and 39th, rather than at the very top or down on the podium. Two homes on a floor
This is the structural fact that everything else follows from. A plate of two means each residence takes a large share of the building perimeter, so more rooms face outwards, every home is east-west open with a 180 degree panoramic view, and cross ventilation is a plan decision rather than a compromise. It also means the lift lobby on your floor is shared with one other family, and that the total number of families in the building is small for a tower of this height. Who drew it
The design and landscaping architect, and the interior designer, is M/s. Studio 5 Design of Dubai, credited in the e-brochure to Mr. Dinesh Gada and Mr. Sachin Khatpe. The structural consultant is M/s. Epicons Consultants Pvt. Ltd., the MEP consultant is M/s. Elcon Engineerings and the liaisoning architect is Mr. Satish Kanade. Naming the team is not decoration: on a 39 storey tower the structural and MEP consultants are the two appointments that decide whether the building performs, and they are the ones to ask about at the site visit.
The 12 ft floor to floor height
Floor to floor, or slab to slab, is measured from the top of one structural slab to the top of the next. It is not the finished ceiling height. In a bare-shell home the difference between the two is where your entire fit-out lives: flooring build-up below, and ducted air conditioning, drainage from the floor above, sprinkler pipework, cable trays and a designed ceiling above.
