Vedant Mayfair has five penthouses. Not a penthouse floor, not a penthouse range: five homes in the entire building, on the 34th, 35th, 37th, 38th and 39th floors, with the open recreation deck on the 36th sitting in the middle of that group. Everything below them, from the 1st floor to the 33rd, is a 4 BHK or 5 BHK deck residence, two to a floor.
The developer's e-brochure puts it this way: bespoke residences of 4 and 5 bedrooms from the 1st to the 33rd, each floor with 2 flats, and "a sky-high collection of penthouses on 34th, 35th, 37th, 38th and 39th floors with utmost privacy and front-row seats to panoramic views". That is the whole of what is on the record about them.
The brochure confirms that the five penthouses exist. It publishes nothing else about them. No carpet area, no plan, no price, and the developer's sale sheet does not mention penthouses at all. So this page carries the count and the floors, which are sourced, and nothing that is not. The 4 BHK and 5 BHK figures elsewhere on this site belong to those residences and to nothing else. If you see a penthouse area quoted for this project on a listing portal, ask that portal where it came from. We will send you the developer's own figures the moment we have them in writing.

Why the 36th floor matters to a penthouse buyer
The open recreation deck is on the 36th floor, which is between the lower pair of penthouse floors and the upper three. That is an unusual arrangement and it cuts both ways, so it is worth asking about at the site visit rather than after possession.
- Access. The deck is a short lift ride, or in some cases a floor, from a penthouse rather than a journey down to a podium.
- Acoustics and privacy. A shared recreation floor immediately above or below a private residence is a real consideration. Ask what the deck programme is, what its operating hours will be, and how the slab between the deck and the residences below is treated.
- Views. A penthouse at the 37th to 39th sits above the deck; a penthouse at the 34th or 35th sits below it. Ask to see the sanctioned elevation for the sight lines from each.
Bare shell at the top of the building
The penthouses are handed over as a bare shell, exactly like the rest of the tower, with the bathroom construction and the service ducts in place and a 12 ft floor to floor height. At this position in a building that is an advantage rather than a compromise. The homes with the best light, the longest views and the most complicated plan are precisely the ones a standard builder finish serves worst. A bare shell lets the interior be drawn around the view instead of around a catalogue.
It also means the fit-out programme is yours to run, and at the top of a 39 storey tower that has practical consequences: material movement, service lift booking, working hours and debris removal are all governed by the society and by the developer's fit-out rules. What to ask us for
- The penthouse unit plans and the RERA carpet area for each of the five, as issued by the developer.
- Which of the five are still available, and their floors.
- The terrace or deck area attached to each, and whether it is exclusive-use or part of the carpet area.
- The sanctioned elevation and the sight lines from the 34th and 35th compared with the 37th to 39th.
- A penthouse price, and whether it is quoted at a floor the way the deck residences are quoted at the 15th.
- The floor rise basis and the parking allocation for a penthouse.
Price
On request. The firm all-inclusive prices for the deck residences are Rs 4.40 Cr for the 4 BHK and Rs 5.25 Cr for the 5 BHK, both quoted at the 15th floor.
