Those are two different measurements taken two different ways, and nothing on this page mixes them.

Two homes on a floor, and what that changes

Most four bedroom stock in this part of Kalyan West sits on a plate of four, six or eight flats, which means a shared lobby, a shared lift bank at peak hours, and at least one wall of your home facing a neighbour rather than the outside. A plate of two changes all of that at once. Each residence takes a larger share of the perimeter, so there is more external wall to put windows and decks on, cross ventilation becomes a plan decision rather than a compromise, and the lift lobby is effectively shared with one other family.

The exact orientation, the position of the deck and the number of exposed faces are set by the unit plan, so ask us for the dimensioned drawing rather than reading it off a render. That is a five minute request and it settles the question properly.

A 12 ft floor to floor height

The developer publishes a 12 ft floor to floor height. That is the slab to slab dimension, not the finished ceiling height, and the difference matters most in a bare-shell home. A generous slab to slab gives your architect the depth to run ducted air conditioning, concealed services and a designed false ceiling and still leave a finished room height that feels tall rather than compressed. Bare shell, not an unfinished flat

The 4 BHK is handed over as a bare shell. The developer states that the bathroom construction and the service ducts are already built; the rest of the interior is designed and executed by you. At 2,570 sq ft of RERA carpet, most buyers at this level would strip out a builder's standard finish anyway, so the project treats the bare shell as the product rather than as an omission. What it does mean is that the fit-out budget and the fit-out timeline sit with you, and both belong in your working numbers from day one.

Who the 4 BHK suits

• A family upgrading from a 3 BHK in Kalyan or Dombivli who wants floor area and privacy rather than a longer amenity list.
• Buyers who already have an architect or an interior practice they want to work with, and who would rather commission the interior than inherit one.
• Buyers who care about ceiling height, cross ventilation and the number of neighbours on the floor, and who read the floor plate before the brochure.

Price

Rs 4.40 Cr all-inclusive, quoted at the 15th floor. Higher floors carry floor-rise. That qualifier is part of the price, not a footnote: the same home higher up the 39 storey stack costs more, and the rate per floor has not been published to us yet. Ask for it before you compare this against anything else.

The word all-inclusive is the developer's. What it folds in, specifically stamp duty, registration, applicable tax, car parking, club membership and infrastructure charges, has not yet been itemised to us in writing, so we are asking for the breakdown rather than telling you it is covered. The price page sets out exactly what a complete cost sheet should contain.

Divide by the RERA carpet, not the total, when you work out a rate. On 2,570 sq ft that is the comparison a valuer and a lender will make.
