What the extra 366 sq ft buys

Against the 4 BHK, the 5 BHK adds 366 sq ft of RERA carpet area and 480 sq ft of total carpet area. In a home of this size that difference does not read as a slightly bigger flat. It reads as a fifth room you can commit to a single purpose rather than making it do two jobs: a study that is not also a guest room, a proper staff or utility zone that is not carved out of the kitchen, or a family room that is separate from the formal living space.

Because the residence is handed over bare shell, that fifth room is not pre-labelled by the builder. Where the internal walls land, and therefore what the fifth room becomes, is a decision you and your architect make against the structural grid. RERA carpet and total carpet are not the same number

Two figures are published for each residence and both are labelled on this page for a reason. RERA carpet area is the statutory measure defined under the Real Estate (Regulation and Development) Act and it is the figure your agreement and your MahaRERA record will use. Total carpet area is the developer's own wider measure. Comparing a RERA carpet figure from one project against a total carpet or a super built-up figure from another is the single most common way buyers at this size get the comparison wrong. When you compare Vedant Mayfair against anything else, compare RERA carpet against RERA carpet.

Two homes on a floor

The plate carries two residences. For a 5 BHK that is the point: a home of nearly 3,000 sq ft of RERA carpet on a plate of six would be a long internal corridor with rooms hung off one side. On a plate of two, the home takes a much larger share of the building perimeter, so more rooms can face outwards and the plan can breathe rather than run.

Bare shell and the 12 ft slab to slab

Every residence in the tower is handed over as a bare shell with the bathrooms and the service ducts built, and with a 12 ft floor to floor height. On a 5 BHK the height matters more, not less: a larger plan needs longer duct runs for centralised or ducted air conditioning, and the slab to slab depth is what lets those runs disappear into a ceiling without dropping the finished room height to something oppressive. Price

Rs 5.25 Cr all-inclusive, quoted at the 15th floor. Higher floors carry floor-rise. That qualifier is part of the price, not a footnote: the same home higher up the 39 storey stack costs more, and the rate per floor has not been published to us yet. Ask for it before you compare this against anything else.

The word all-inclusive is the developer's. What it folds in, specifically stamp duty, registration, applicable tax, car parking, club membership and infrastructure charges, has not yet been itemised to us in writing, so we are asking for the breakdown rather than telling you it is covered. What a complete cost sheet should contain.

Divide by the RERA carpet, not the total, when you work out a rate. On 2,936 sq ft that is the comparison a valuer and a lender will make.
