What "quoted at the 15th floor" means
It means the number you have just read is the price of that home on the 15th floor of a 39 storey tower. Vedant Mayfair is priced with floor-rise, so every floor above the 15th adds an increment, and a 4 BHK on the 30th does not cost Rs 4.40 Cr. Anyone quoting you a single flat figure for this project without naming a floor is quoting you an incomplete number.
The rate per floor has not been published to us. Ask for it before you compare this project against anything else, because on a 39 storey stack the difference between the 15th and the 35th is not a rounding error. We are chasing it and we will send it to you in writing when we have it.
What "all-inclusive" covers is the next question to settle. The word is the developer's. Whether it folds in stamp duty, registration, applicable tax, car parking, club membership and infrastructure charges has not yet been itemised line by line. On a Rs 4 Cr purchase that distinction is worth several lakh, so ask for the itemisation in writing before you treat anything as included.
Possession

Penthouses
The developer's e-brochure confirms five penthouses on the 34th, 35th, 37th, 38th and 39th floors. It does not publish their carpet areas and the sale sheet does not mention them at all, so there is no penthouse price or carpet area on this page, and the 4 BHK and 5 BHK figures do not stand in for them. The fit-out budget is a second number
Every residence at Vedant Mayfair is handed over as a bare shell. The price sheet buys you a structurally complete, serviced home with the bathrooms and the service ducts built. It does not buy you flooring, ceilings, a kitchen, air conditioning or joinery. Those are commissioned by you and financed separately from the purchase in most cases.
Any comparison between Vedant Mayfair and a finished project is incomplete unless you put a fit-out figure next to it. Equally, a comparison against a finished project should subtract what you would strip out of that finished home before moving in, which for a residence of this size is usually not trivial. The bare shell page works through this properly.
Compare RERA carpet against RERA carpet
There are two area figures for each residence and they measure different things. Most sales material for this project quotes the larger one without saying which it is, which is exactly how a buyer ends up surprised at the agreement stage.

When you divide a price by an area to get a rate, use the RERA carpet area, and make sure whatever you are comparing against is also a RERA carpet figure and not a super built-up one. On the 4 BHK the same Rs 4.40 Cr works out at roughly Rs 17,100 per sq ft on RERA carpet and roughly Rs 13,800 per sq ft on total carpet. Same home, same money, two very different-looking rates, which is precisely why the label matters.
Before you pay anything
- Verify MahaRERA registration PR1330002502871 on maharera.maharashtra.gov.in and read the promoter entity, the sanctioned plan and the declared completion date off the record itself.
- Ask for the price sheet on the developer's letterhead, dated.
- Make every payment to the developer's designated project account, and never to an individual.
- Have your lawyer read the agreement for sale, the bare-shell specification annexure and the payment schedule together, not separately.
